FABCO completed the fabrication scope for Woodburn Place Apartments, a new multi-family development spanning 18 acres, with 44 buildings and 478 residential units in Woodburn, Oregon.
Our scope included a full range of fabricated metal systems, from structural components like carports and stair assemblies to architectural elements such as decorative metalwork and signage. Delivered on schedule and built to specification, this project reflects FABCO’S commitment to supporting large-scale multi-family developments with reliable fabrication, consistent quality, and strong coordination from start to finish.
Scope of Work: Steel Fabrication Across 44 Buildings and 478 Units
As the steel fabrication partner for Woodburn Place Apartments, our team delivered a complete package of structural and architectural metalwork for this large multi-family development. Our scope included fabricating and installing stairs, railings, carports, trash enclosures, a pool gate, decorative metal, custom signage, and more. All were built-in house to meet project specifications and construction timelines. The following sections provide a closer look at each component of the scope:
STAIRS & RAILINGS
Our team provided fully fabricated, powder-coated stair systems that were not only built to last but also designed to match the project’s clean contemporary aesthetic. Each assembly was engineered to meet all structural and code requirements and fabricated entirely off-site, ensuring consistent quality and efficient installation. Preassembled components reduced field labor and made installation smooth and repeatable across the development.
DECK RAILINGS
Deck railings were installed throughout the development as part of FABCO’s broader railing scope, providing safety and consistent architectural finish across balconies, walkways, and shared spaces. These powder-coated rails offer clean lines, long-term durability, and compliance with all required guardrail codes.
PANEL DECK RAILS: In areas where visibility and resident privacy were key considerations, black powder-coated panel rails were installed instead of open guardrails. The panels were designed to reduce sightlines while maintaining a cohesive appearance and blending seamlessly with the overall site design. These custom steel privacy rails meet all safety requirements and provide a practical, low-maintenance solution in high-traffic or exposed areas.
CARPORTS
This project included galvanized, double-column carports designed for durability, uniform appearance, and efficient field installation. Each structure was pre-manufactured and features a prefabricated roof panel system, with layouts configured for both standard and compact parking stalls to match the site plan.
To manage water runoff, each carport roof was designed to channel rainwater away from traffic areas and towards the site’s stormwater infrastructure. This setup helps control drainage while maintaining clean, dry surfaces beneath the structures. Our team also completed the on-site drilling and concrete work needed to anchor each structure securely.
TRASH ENCLOSURES
The trash enclosure features a custom gate system mounted to CMU block walls and finished in a black powder coat for a clean, durable appearance. The gates are cantilevered off the masonry structure, providing a stable, low-profile installation. Designed for resident-only access, the gates are self-closing and fitted with a mechanical lock to prevent unauthorized use and maintain a secure, well-kept environment.
POOL GATE
The pool gate is a Fabco design that was custom-fabricated to meet all local safety and access requirements. It features self-closing, code-compliant hardware, a mechanical lock, and an exit push bar to ensure secure, resident-friendly access. The gate was finished in black powder coating and designed to integrate with the surrounding fencing. Built for durability and repeated outdoor use, it offers a code-compliant solution that enhances function and appearance within the highly-used amenity space.
DECORATIVE METAL
Powder-coated decorative steel elements were used throughout the property to enhance key architectural features, including gazebo beams, mailbox structures, and the clubhouse. Each piece was fabricated to match architect-supplied metalwork details and coordinated with surrounding wood elements for a clean, cohesive finish. This custom metal detail adds lasting visual impact and reinforces the property’s design identity.
SIGNAGE
Custom steel monument signs were fabricated for the property’s entrances using our CNC plasma cutter, featuring powder-coated metal, integrated LED lighting, and acrylic backer panels for a sharp, modern finish. These illuminated signs are mounted into concrete pillars and designed to stand out at night, creating a strong visual anchor and enhancing the community’s overall identity. The result is a clean, permanent signage solution that elevates both visibility and curb appeal.
BIKE SHELTERS
Galvanize steel-framed biked shelters were installed at multiple locations throughout the property to provide covered storage for residents. Designed to mimic the look and structure of the carports, these shelters helped maintain a cohesive look and feel throughout the property. Built to standard dimensions and repeated throughout the development, they offer a durable, weather-resistant solution that supports functionality and design consistency.
ADDITIONAL METAL ITEMS -
Alongside major steel assemblies, our team also provided a range of metal site components to support safety, utility, and infrastructure needs across the property:
EV CHARGER BOLLARDS: 6 inch steel pipe bollards were installed to protect electric vehicle charging stations from potential vehicle impact
LIGHT POLES: Standard black powder-coated light poles were fabricated for consistent appearance and long-term durability
COMMUNICATION BOXES: Clean, well-finished steel enclosures were installed to house and protect the site’s communications infrastructure, combining function with a streamlined aesthetic.
